STEP 1: BEFORE SELLING YOUR PROPERTY

  1. talk to your trust Realtor to set up a suitable plan
  2. preparing your home ready to present
  3. have your realtor offer free Current Market Analysis (CMA)
  4. collect any warranty certificate & receipt, survey certificate and strata meeting minutes & info for condo & townhome

STEP 2: SELLING YOUR PROPERTY

  1. preparing MLS listing agreement & other materials
  2. set up open house & showing schedule
  3. taking proper photos & virtual tour
  4. negotiate & accept buyer offer then wait for subject removal to firm the deal

STEP 3: COMPLETION & ADJUSTMENT

  1. retain a real estate lawyer or notary public right after offer is firmed
  2. sign completion document with lawyer or notary public.(Overseas sellers can sign their document overseas by special arrangement)
  3. adjust property tax, city hall utility, … etc., by lawyer or notary public
  4. Fees & expenses: legal fees, realtor’s commission, discharging mortgage

STEP 4: POSSESSION

  1. Contact moving company, packing, vacate the property & final cleaning
  2. change all new address(revenue Canada, MSP, driver license, banks & credit cards, friends & relatives, newspaper & magazine etc.).
  3. Canada post order change address service
  4. update/close account of Hydro(note meter), gas(note meter), internet, TV, land phone, alarm monitoring & insurance policy and strata account if it’s condo or townhome.
